This new regulation not only benefits travelers, but also promotes a more professional and competitive sector. Owners will have the tools to offer excellent service, and travelers will be able to freely and knowledgeably choose the fully legal tourist rentals found on the different platforms.

What is the single registry?


The Single Rental Registry is a powerful tool that will allow authorities to control and regulate the supply of vacation rentals, combating unfair competition and ensuring compliance with regulations.

The new regulations establish that all owners of holiday rentals must obtain a unique identification number for each property. This requirement will be essential in order to advertise their accommodations on platforms such as Airbnb, Booking or Expedia.

Royal Decree 1312/2024, published in December, brought with it new regulations for holiday rentals that have been in force since January. But be careful! The obligation for all owners begins on July 1, 2025.

How will the Digital One-Stop Shop for Leases work?


The Digital One-Stop Shop for Leases is a digital gateway created to facilitate communication between property owners and administrations. Through this system, the property registration data will be managed, all the information will be centralized and it will be verified that all of them comply with the regulations currently in force for holiday rentals.

The result will be a large database with information on all accommodations in Spain.

What steps will we have to follow to request the registration number?


To apply for the registration number, the landlord must prepare the following documentation:

1.- Cadastral reference and exact address of the property.

2.- It will be detailed whether the entire property will be rented or by rooms.

3.- Number of people who will be able to use the property.

4.- It meets the requirements established in the Autonomous Community where the property is located.

How to register for a single holiday rental


Once we have all the documentation, we must follow the following steps to register:

Obtain the registration number at the College of Registrars

Identify yourself with the electronic ID or digital certificate at the College of Registrars and complete the application.

You will be provided with a temporary registration number that will become permanent once the documentation has been verified.

Add your registration number on vacation rental platforms


All property owners operating in Spain will have to apply for this number in the coming months (starting July 1, 2025). If you have your listings on Airbnb, Booking or Expedia, among others, you will need to add it. Otherwise, your listings will be deleted.

The new law is clear: if you want to advertise your property on platforms such as Airbnb, Booking or Expedia, you need a unique identification number. All vacation rental owners are required to register their accommodations.
